What do these terms mean when searching for property?
What types of waterfront property are there?
In the Sarasota area, waterfront real estate can be very different things. Here are some terms to help you know the difference.
Gulf Front or Beach Front
On the west coast of Florida, the Gulf of Mexico is often shortened to the term "gulf". Gulf-front homes or condos are actually on property that goes to the gulf. The home or condo may have a view of the gulf or it may be blocked by other buildings on the property. On the east coast, the term is beachfront or ocean front and in Europe it is known as property by the sea. This is the most expensive property.
Gulf view is a term that means the home or condo has a view of the Gulf of Mexico. That could be from one room or every room. The property may not be gulf-front to have a gulf view, it could be across the street and have a view of the gulf.
Full or Partial Gulf View
A full gulf view is the most desirable view. That would be an unobstructed view of the Gulf of Mexico. A partial gulf view would have a view of the gulf but something blocks part of the view. The gulf is shallow at the shore and slopes out gently so there are not many docks on this water.
Bay, Bayfront, Intracoastal or Intercoastal
In the Sarasota area the Intra-coastal waterway runs between the barrier islands (Anna Maria Island, Longboat, Lido, Bird, St. Armands, Siesta, Casey, Manasota Key and the Island of Venice) and the mainland. A home or condo on property that is on this waterway is often called bay front. There are different bays as you travel the Intra-coastal and those are generally wider water. This waterway is generally excellent for docks, fishing and boating. A property could be on one of the barrier islands or on the mainland and be bayfront.
Canal-front property is property that connects to a canal. In Florida you need to be sure that the canal is boatable. Some canals are not deep enough to allow boats, or they may be shallow but a flat fishing boat could enter. If the water is deep enough to allow boats, docks are common for the homes and condos on canals.
Neighborhoods and condos with boat basins, marinas and docks are helpful for boat owners. This allows people to own property that is not bayfront and have their boat nearby.
"No bridges to bay" is something that sail boat owners like to hear. It is important to know how high and what type of bridges a boat needs to pass through to get to open water.
